Fence Repairs

The board would like to inform residents that it has decided not to spend anymore money maintaining and repairing the fence. This fence is due to be replaced in the near term so there is little sense fixing broken boards. The board is looking at sturdier and longer lasting options for replacing it.

Update From Your Board

The board has recently approved the budget for 2014/15. It includes a 6.5% increase in the monthly condo fee (the per unit cost goes from $230 to $245 dollars). This is largely due to an anticipated significant increase in insurance costs. However, seeing the exact premium is not yet known, the board may amend the budget once this is settled with the broker. A letter detailing the budget and new monthly fee will be sent to all owners in early September.

Additionally, the board would like to remind all owners that renovations involving the exterior of the building, electrical, plumbing, or changes to interior walls must first have board approval. If in doubt, please contact a board member, our property manager, or use the contact form on this website to let us know about your upcoming project. Completed renovations should also be documented and submitted on the betterments and improvements form that is distributed yearly to owners. This is to ensure the condo has adequate insure to cover any potential damages.

Finally, the board is increasingly concerned about residents not cleaning up after their dogs and leaving droppings around the complex. When this happens the condo corporation must pay for cleanup and lawn repair and this has become a significant cost to the owners. As such, the board intends to issue more, larger, fines for offenders in the future.

Painting Party Sucess

The painting party last weekend was a success and all the unfinished wood have been covered. The porches look great! Thank you to everyone who helped in this effort. There is still some paint left over so if anyone would like to paint more of their porch then please contact the board.

Board members for Douglas Glen Gardens hold positions for one year. At the Annual General Meeting (AGM), board members can resubmit their names for consideration for the next term or decide not to run. Any new members are chosen during the meeting. The bylaws only allow for 7 members to be active at one time. If more than 7 people want to be board members, then a vote is casted by members present at the AGM and the 7 people with the highest votes become the new board.

Painting Party

Eaves Trough Cleaning

Douglas Glen Gardens will be having our annual eaves trough cleaning on July 4th 2013 by Men In Kilts. This project will be completed in one day. Please keep away from any contractor ladders for your safety and theirs.
